FRESNO, Calif. — A Fresno man has been sentenced to 52 months in federal prison for defrauding investors through a real estate Ponzi scheme that obtained more than $9.1 million from more than 40 people.
Matthew Campbell, 43, operated two real estate investment companies, Preferred Property LLC and Ampez Rehab Investments LLC, beginning in 2012.
The businesses were used to buy, sell, construct, and renovate properties and to solicit investor money for their operations.
According to court documents, Campbell began using the businesses to conduct a Ponzi scheme in 2018.
He knowingly made false representations about the financial condition of his companies, expected investment returns, and investor distributions while seeking additional money.
Campbell also promised unrealistically high returns to attract new investors and then used portions of newly obtained funds to make payments to earlier investors.
Between January 2018 and October 2025, Campbell obtained more than $9.1 million from over 40 investors and used the funds in unauthorized ways.
At least $2.293 million in new investor funds was used to pay earlier investors and continue the scheme.
U.S. Attorney Eric Grant said Campbell exploited people who believed they were investing their savings in legitimate real estate opportunities and attempting to secure their financial futures.
FBI Sacramento Special Agent in Charge Brian Tosh said victims included families and retirees who relied on Campbell’s claims that his real estate business could provide guaranteed returns.
The FBI investigated the case.
Assistant United States Attorneys Cody S. Chapple and Arelis M. Clemente prosecuted the case.
Campbell pleaded guilty on February 9, 2026, before U.S. District Judge Jennifer L. Thurston.
He has now been sentenced to 52 months in federal prison. A restitution hearing is scheduled for October 22, 2026.
